G P Langridge Real Estate opened for business in 1994 on Glen Osmond Road at Eastwood. From 2000 we operated from our own smaller premises at 13 Avenue Road, Frewville. Together Gavin, James and Danielle have over 43 years collective real estate experience. We moved to larger premises at 156 Goodwood Road, Goodwood in 2005. We are located opposite the Capri Cinema in the former Goodwood Police Station building (complete with original jail cells!).

We act on behalf of clients looking to sell their family homes and investment properties through to property developers who engage our specialised expertise in the sale and marketing of land divisions and built form projects.

So whether it be a single residence that requires attention through to a larger scale project, we have the knowledge, ability and marketing technology to give you genuine relevant advice to ensure a successful results.

PROPERTY MANAGEMENT


Being actively involved in Property Management since February, 2002 our team consists of James Nicholls as the Property Manager together with the excellent administrative support of the Office Manager and our Director’s wife who is a CPA.

At G P Langridge Real Estate, we recognise that each property and every client’s needs are unique. That’s why we treat every property individually and on its merits. It is a great responsibility to entrust someone with the management of your property, as it is possibly one of the biggest financial assets you will have.

Our Property Management portfolio is a manageable size to allow for personal and individual service and consists of well maintained properties in sought after locations. James, a qualified Real Estate Consultant, is solely responsible for all dealings with landlords, tenants and contractors and personally undertakes the regular inspections and oversees any maintenance required.

Our company will give you expert, honest advice and work with you throughout the property management process, from the initial appraisal, choosing the most appropriate tenant and the day to day management of your investment.

We are punctual and will keep you involved and up to date every step of the way. We will work hard to achieve the best possible result for you.

Our Duties As A Professional Property Management Team:
We will advertise for you, receive all enquiries from prospective tenants and show prospective tenants through your property.

We will find the most suitable tenant by…
Checking the former landlord referees, confirmation of employment and access to REI tenant register.

As your appointed agents we will…
Lodge a bond with the OCBA as required under the Residential Tenancies Act. We will release the bond accordingly after the final inspection. Complete and serve all forms including leases and notices required to be served under the Act.

Collection of Rent Monies
Tenants may pay rent at our office or have it deducted from their bank account. Through our computerised system we can monitor the tenants’ rental payments. Distribute rent to you together with a monthly statement.

Maintenance
Can be handled by us under your authorisation by our reputable tradespersons with all quotes submitted to you.

Inspections
Will be conducted prior to any tenants taking over occupancy. Regularly, and should something require your attention, you are notified. A final inspection is carried out upon tenants vacating the premises.
